We talked to a mortgage guy and got an estimate on what we would be approved for.
The second week of January we found a house we both really liked. It is in West Linn on Pete's Mountain road. If you know the area you know there are two kinds of houses on that road; 6 million dollar homes, and small fixers that need updating. Guess which category we are in:) It is 3 bedrooms 1 bathroom 1,200 sq ft on half an acre lot. So it is a little cramped but Andrew and I immediately started talking about ways to improve the space.

We decided to look into making an offer so we contacted the mortgage guy. He informed us that we were approved for a loan that we thought was a little low according to our calculations but were were excited never the less. Then about 5 min later he emailed us and said that the bank he was working with changed their policy on January 1st and that they were the last bank he knew of that would work with someone like us.
This is looking at the back of the house from the back of the propertySo we thought we would have to wait another 6 months before beginning the process again... that is until Dad had lunch with a mortgage broker from the church. Dad mentioned our situation and Bob told him to send us to him.
So we looked up Bob Milano and set an appointment, which was today. After a 90 min meeting we walked away with approval based on the computer and will know within a week if the underwriter signs off on it. The best part is that he was able to approve us for more than the other guy and at a lower interest rate.
