YAY!

So after that second offer came in we we raised our offer to 170,000 (asking price was 199,700) hoping that we would be higher.

A couple days later we found out that the other offer pulled out and the bank countered our offer with 175,000.  We talked with our mortgage guy and he said that we would be able to accept that offer, but it would be at the highest point we would be will to go. So we talked with our agent (Aliz) and she said we should counter with 172,000 and let her play a little hard ball with the other agent. so we sent that offer in and waited....

the weekend came and went and on Monday we found out that our agent was doing a lot of wheeling and dealing on our behalf.  Apparently another offer came in and the agent representing the bank told Aliz to make sure we have our best offer in case this other offer is higher.  Aliz worked her magic and eventually wore down the agent to the point that he admitted that our offer was already higher.

Side note: for those of you who ever try to buy a house, make sure you have a very good agent on your side because the other agent was trying to trick us. So thank you Aliz!
 
We found out today that the bank accepted our counter offer and so now everything starts moving. Inspections and appraisals, insurance, and paperwork.
